Kevin held many senior management positions, including chief administrative officer, chief operations officer and chief compliance officer. He most recently served as chief executive officer, president, and board chairman of one of the nation's largest securities broker-dealers and registered investment advisory firms.

Larry Culbertson joined PalmerHouse Properties as president and director of PHP Commercial, the commercial division of PalmerHouse Properties, in January of 2015. Kevin Palmer and Larry Culbertson formed PHP Commercial to provide PalmerHouse associates in Georgia and Florida with the training, technology, marketing tools and resources to succeed in the Southeast commercial market.
As president and managing director of PHP Commercial, Larry has more than 18 years of sales and management experience in the commercial real estate sector, including his most recent leadership role within Keller Williams Realty as Associate Broker, where he led the development of new business divisions and trained commercial agents nationwide.

Roxanne has extensive knowledge and experience in commercial real estate, including sales, leasing, landlord and tenant representation, throughout the Greater Metro Atlanta area. She handles land, retail, office, industrial and income properties. She has a good pulse on the commercial landscape, including growing areas with the best demographics and highest traffic counts. She's knowledgeable in local happenings, and does extensive research for her clients.
Roxanne joined PalmerHouse in June of 2013. She previously worked with Prudential Georgia Realty - Commercial and Investments Division, serving on PGR's "Commercial Council." She has been a Licensed Realtor since 2009.

Ryan Swartzberg is a true entrepreneur. Starting his first business at eighteen years old dedication, commitment, and striving for something more has been with him from the start. Ryan's experience with commercial real estate began at a very young age. At twelve, he started helping his father with his commercial real estate development company. Along with commercial real estate, Ryan has a background in construction and construction management as well. Dave has an extensive background in commercial real estate, having spent over 30 years with FedEx Global handling sales and leasing of FedEx facilities throughout the Greater Metro Atlanta area. Upon his retirement from FedEx in 2014, Dave obtained his real estate license from GIRE and then joined the ACBR.
Dave previously worked with Nygaard Properties as Director of its Commercial Properties Division. Dave later worked for Engel Volkers and Keller Williams. Dave has been with PalmerHouse since January 2018 and joined PalmerHouse Commercial as an Associate in March 2019.

Starting his real estate career over a decade ago at the age of 22, Martin Chan has experience buying, selling and owning investment property. Martin’s family owns and manages multiple commercial properties including several shopping centers. Martin has been surrounded by real estate projects for the greater part of his adult life. During the last 10 years, between running multiple businesses including a restaurant, a marketing and production agency, a 3D virtual reality touring company and graduating with a Bachelor of Science in Business Marketing from Virginia's Life University, Martin has built up a considerable skill set he will bring to the table for commercial real estate projects of all types and sizes. Jacob Andersen grew up in north Georgia and graduated from Georgia Tech in 2017. He holds a degree in Business Administration with a concentration in Finance. He graduated with honors and was a President’s Scholar and a Stamps Scholar. Jacob participated in internships of increasing responsibility at Avigen International (genetic breeding), Globex (export and import) and SunTrust (banking and wealth management).
He found a passion for real estate while enrolled in a graduate level Real Estate Practicum course that analyzed and presented the best possible uses for the property adjacent to the SunTrust Stadium in Marietta.

Frank Bailey is an Atlanta area native with over 17 years of direct sales experience. He has real estate in his blood. Frank was drawn to the business as a child by watching his mother and grandmother transform houses into homes with their interior design work. As he grew, so did his desire to learn, create and serve those around him. He comes from a long line of family members involved in the real estate business. He is a descendant of Joel Hurt, the designer and developer of Atlanta’s first “suburb,” Inman Park. Hurt opened Atlanta’s first electric streetcar line on Edgewood Avenue in 1886 and later, helped develop the Druid Hills neighborhood.

Cherie Chiles-Buchanan comes from a historic line of entrepreneurs. A native of Chicago, Illinois, Cherie was raised with a strong understanding of business ownership, as her family owned several multifamily properties, motels and stores. She has 20 years experience in real estate & marketing and 10 years experience in the entertainment industry. Timothy’s career in sales began 26 years ago in Oakland, CA (Bay Area) while working for the largest independently owned alarm company in the United States. He worked in management and quickly transitioned into sales. After a few years on the residential security side, he moved into the commercial sales side of the company and eventually promoted to the corporate sales division. Timothy achieved multiple top sales awards in residential, commercial and corporate sales throughout his 26 years with the company.
